Free tools / Schedule of values templates

Schedule of values templates by trade

A schedule of values (SOV) breaks your contract into the line items you bill against on the G703. These templates give you a realistic starting list for your trade: twelve line items, numbered, with the values left at 0.00 for you to fill in. Download the CSV, open it in Excel or Google Sheets, put in your numbers, and import it into DrawFort or keep it in your own spreadsheet. No account or email needed.

Fill it in and import it into DrawFort

  1. Download the template for your trade and open it in Excel, Google Sheets or Numbers.
  2. Rename, add or delete lines until the list matches your contract, then type each line's scheduled value. The values must add up to your contract sum.
  3. In DrawFort, create a free account (your first project is free), click New project, fill in the project name and original contract sum, and click Create project & add SOV.
  4. On the Schedule of values page click Import from spreadsheet, select and copy the rows in your spreadsheet (the header row is fine; it's ignored), paste them into the box, and click Add lines. Leave "Last column is previously billed (Column D)" unticked unless you're joining a job mid-stream.
  5. Check the lines, then click Save schedule of values. Your first pay application starts from this list.

You can also paste the file's text straight from a text editor: the import reads comma-separated rows, including descriptions in quotes. Pasting the template unchanged gives you twelve lines at $0.00 to fill in inside DrawFort.

Frequently asked questions

What's in each template?
Twelve line items that commonly appear on that trade's G703 continuation sheet, numbered 1 to 12, with the scheduled value left at 0.00. Edit, add or delete lines to match your contract; the line values must add up to your contract sum.
What format is the file?
A plain CSV (comma-separated values) file with three columns, Item, Description and Scheduled value, one header row and twelve lines. Excel, Google Sheets and Numbers open it directly, and DrawFort's import reads the same three columns.
Why are the values 0.00 instead of real numbers?
Line values depend on your bid, and a template with invented dollar figures would only invite front-loading questions from your GC. A zero keeps the line importable; type your real values in the spreadsheet or in DrawFort.
How do I import a template into DrawFort?
Create a free account and a project, then on the Schedule of values page click Import from spreadsheet, paste the rows you copied from Excel or Google Sheets, and click Add lines. The header row is ignored, item numbers and descriptions come across as typed, and the last column becomes the scheduled value. Then click Save schedule of values.
My trade isn't listed. Can I still use one?
Yes. Pick the closest trade and rename the lines: most commercial schedules of values share the same skeleton of mobilization, submittals, rough-in by area or system, equipment, trim-out and closeout. DrawFort works for any commercial subcontractor.
Is this an official AIA document?
No. The templates are plain spreadsheets, and DrawFort produces AIA-style documents that follow the G702 and G703 layout. They are not the official AIA documents, and DrawFort is not affiliated with or endorsed by The American Institute of Architects.
